Question for the RE investors/those with upgrade experience.

I was wondering if people with knowledge of upgrading costs can give me your guess as to how much it cost in upgrades between two similar properties.

Listing price difference of $100k! Wow.

I've seen both, the one on Holly is definitely not a cheap flipper upgrade, kitchen has permits, nice pull-out drawers, etc. but 100k?

To be fair, Catalina is under-priced. Two exact model townhomes sold for $425k in the past 6 months, 1 being a short-sale. I fully expect it to go for at least $425k.

so $75k? what do the experts say?

If cheaply done, it's about $20/sq.ft. for remodeling a house. If nicely done, you're looking at $40 to $50/sq.ft.

I couldn't see the pictures for the house on Holly Street. I guess I must sign in, but I don't have a Redfin account.

1) Kitchen can be anywhere between $10k to $30k.
2) Bathrooms are $5k to $15k
3) Flooring is from $5 to $15/sq.ft.
4) Pre-hung bedroom doors, $350 to $600/each
5) Closet doors, $300 to $500/each.
6) Baseboard, $3 to $4/foot
7) Painting is about $1 to $1.50/sq.ft.
8) Stairs, $12k to $20k.
9) Scrape down popcorn acoustic, texture and paint, $4k to $6k

Yes, that's only for the interior. :)
