There were 107 new listings in the North Bay counties when I checked the MLS a few minutes ago. Last year listings started to hit the !00 per day level toward the end of march and stayed at about that level until november. The largest number I saw in one day was 122. Listings started picking up about two weeks ago, from the 60-70 per day rate to about 90 per day. Last Thursday I saw 100 for the first time this year. Prices? Too soon to tell, we need some closings to get a feel for where each local market is going. It is noticeable that there is a higher percentage of new listings in better neighborhoods this year than last.
This makes sense. People trying to pick up latent demand from the low inventory. I would guess asking prices will be higher with lots of price(s) reduced signs later. Time will tell.
