I'm firing my 2nd real estate agent ...

San Ramon seems to have been transitioning into a Buyer's market in the last two weeks. Houses are being listed for weeks, and some listings are reducing asking price.

So I thought. Maybe I should go ahead and make an offer in San Ramon.

Sunday: We go to the open house. Seller tells us that offers are due Monday (i.e. offers are due only one day after the open house)
Monday: My (brand new) agent makes the offer and sends it by email to the seller at night.
Tuesday: My agent calls me telling me that I should offer more because there are 4 offers in total. I say NO. My agent tells me that I will be countered.
Wednesday: No countering. I tell my agent to withdraw the offer, since we did not get countered. My agent tells me that we will get countered soon, so we should wait until the end of wednesday. She tells me that there is one other offer competing with me. (so, somehow, 2 offers evaporated from the market).
Thursday: No countering. I demand my agent to withdraw the offer, since we did not get countered on Wednesday.
Thursday night: My agent sends me an email, telling me that there were no other offers besides ours. (0 offers!), but that our offer was rejected.

Friday: I told my agent: "I'm sorry, you got something wrong. My offer did not get rejected. We withdrew it. Yes, it's very different, we withdrew an offer and the seller had no alternative offer."

After 5 minutes in which she tries to insist in the fact that our offer got rejected I added:

"Actually, let me add something: You are not quitting, I'm firing you. Do you understand the difference now?".

The firing is done an official. She is, in writing, not going to get a commission from any transactions that I execute in my live.

My understanding is, unless you invite them into your home they cannot cross the threshold. (crossing myself)

The market is definitely changing in San Ramon, but the inventory is still low (in comparison to prior years) and there are still plenty of crazed buyers still out there.

Realtors are a dime a dozen. You should find one that has a proven track record in closing homes in your desired neighborhood and that is willing to give you a substantial commission rebate.

What I've discovered in this market is that all realtors pretty much offer the same strategies, but the only way to get a house is to be willing to outbid everyone else by a substantial amount. In other words, you have no choice but to overpay. Which realtor you use won't make much of a difference.

I came to the conclusion that if I wanted a house, then I had to be my own RE agent. I dug up a retired Commercial RE agent and just used him for the paper work, and used a title company.

It sounds like you are just having fun toying with the agents. The offer contract should have an expiration date, usually we put a day or two for consideration, why bother withdrawing the offer at all. Did you actually sign the contract?

It is not unusual for potential buyers to change their minds, esp. buyers are holding off for further price decline.

I couldn't agree more. He mentions something about emailing an offer. Its been a long time since I've been in the market, is digitally signing an offer letter standard practice? The nice thing about the CARS forms is -- well, you've got to actually fill them in.
