I - for one (I am a housing bear right now, at least for the SF Bay Area - and I think it is around 20 % over valued, at the most - and we are going to have proportional inflation soon - if FED does not do away with the taper in the near future ) always thought that Roberto was spot on in his earlier days and almost morphed into an NAR cheerleader (without owing allegiance to the NAR) in his later life.
This forum is divided in camps - bear or bull - and the constant screaming and shouting seems to drown any constructive discourse - so hopefully, we will see some signs of intelligent life on this forum.

The point of his post appears to be that there's, like, plenty of housing markets on the East Coast that not only have stayed down after the crash, but are continuing down... and that just by making that statement, it's a proven fact.

If you notice, the east coast had the run up but never experienced the big crash. We didn't have a major foreclosure crisis like the West Coast did. New Jersey has plenty of foreclosures and a ton of people that are in default. However, the rate at which they address these problems in the court has been so slow (partly due to the laws and partly due to the process). There is a huge backlog, but it is akin to a faucet backing up and dripping out of a small hole. Waiting for those things to hit the market to affect prices just isn't going to happen.
We sold my grandfather's home in 2006. The guy that bought it was a contractor and his first order of business was to destroy the yard, rip up every fence, knock down trees, and god knows what else. He had a heart attack and passed away a few months into it. His girlfriend, who is not on the lease or title has been living in the home rent free ever since. She sends a check to the town for the taxes and the bank refuses to foreclose on the property for what I'm guessing is balance sheet reasons. I'm not sure how it is on the West Coast but there are houses every few blocks that have been completely vacated and never put up for sale by the bank.
Lower income towns in NJ have been consistently going down and never turned the corner.

Not to be super picky, but nearly every one of your examples has an uptick on the end. Also, it's indicative of house price and not necessarily reflective of how sales are doing. Ya know, if housing prices were inflated and have since "corrected," using former prices versus current prices as an economic gauge will show a lack of recovery every time.

I didn't agree nor disagree with his posts, they were what they were, people who were offended by his boasts of his ability to flip houses need to get a life.
Though I would fault him for falling for the biggest sham the internet has pulled on the American public. That's one of the worst part of the internet, people act like absolute animals because of the anonymity. They can terrorize someone from the comfort of their computer chair, typing away furiously, as they try and ruin someone's life.
Giving away all of your personal details (or even just a little) just gives them that amount of leverage to be a thorn in your side in real life.

Most young people don't realize calling in a threat like that is very serious. The FBI can tell what phone number was used to call in the threat from and can trace the person.
It is hard to get away with those types of threats anymore.

What if they called from a public pay phone? They could call it in, and just disappear. So I think there is still a lot of anonymity with committing that type of crime.

I've seen the camera quality, it's really shitty these days. In L.A, 90% of hit and run cases go unsolved even with video of the incident simply because they can't even identify the car because the video is so grainy and low resolution.
Can you imagine trying to get details on someone's face?

I guess I've watched too many episodes of CSI, where there were bank atm cameras or store cameras that showed someone making a payphone call, etc.
All the FBI has to do is see who had failed grades in the last semester, find out who lives near the area the call came from, then interview those students and ask what they were doing during the time of the call.
Whoever doesn't have an alibi is the person that made the threat. Very easy.
