I've been tracking Urban Blu apartments in Panama City Beach as they have been offering 1 month free rent for a 13 month lease

The prices are holding steady especially for 2 bedroom apartments over the last 3 years

US median home price increased by by about 3.9% from $165,000 in 2000 to $412,000 in 2024.

I recall about 10 years ago Professor Shiller (of Case-Shiller Index) stating home prices historically have increased by 4% over the last 100 years.

Income was flat, at least for me as there were no wage increases for GS level federal employees from 2010 to 2013.

Average Wage Index was $32,000 in 2000 and in 2022 it was $64,000; hence AWI went up about 2.9% a year from 2000 to 2022.

So housing has been going up at least 1% more a year compared to wages (or household total income) since 2000 ?

That means other aggregates or segments that are used to calculate annual inflation need to be less than wage inflation. Hence, utilities, transportation, healthcare and food inflation should be 2% if wage inflation is 3%.

Back in late 2019, chicken legs were 99 cents per pound at Walmart on Front Beach Road in Panama City Beach. They are now $1.26 a pound.
