Its about $12 for a foot long meatball marinana sub at Subway in Panama City Beach. Use to be $5 in 2014, hence it increased about 11% a year in price :-/

I heard this week about the Subway CEO warning franchise owners about the survival of the company

Landlord just dropped it to $1950 from $2100 a month. At $1950, that is same price nearly paid for rent in 2021.

3 bedroom, 1 car garage about 2 miles from beach and 10 minute walk to strip mall with Dollar General, Gurus Pizza (Indian and Italian food restaurant), Asian massage parlor, Cricket Wireless store, etc

Annual inflation as per PCE is 2.5% as reported today. PCE has average 3% or less since October 2023.

If I was the Federal Reserve I'd not lower rates until it averages 2.25% for at least 6 consecutive months.
