OMG.... I just bought an investment home and thank god i had a realtor. I received all the local comparables directly from real list. Nothing was fake. I wouldn't ever walk into a bank to buy a home. Are you effin crazy? Banks are greedy, they are not in the business to powder your ass and be sure you are happy. They are there to make money back.
When i sold my last home my realtor told me to pick what percentage I want to pay the buyers agent. I have done a lot of research on this and it is sellers who set fees, not realtors. Also, it is like anything else, when you purchase a anything, even a TV from Sony via Best Buy, Sony has bills to pay to sell that TV and yest he consumer pays Sony and it is Sony whom must pay their bills NOT the buyer of the TV.
Sadly you sound very angry and a bit skewed. Everything you buy comes with a cost of selling EVEN your groceries have brokers involved. Why don't you go directly to a chicken farm and see what price you pay.
FSBO,,,,, my friend tried that and every scamer buyer showed up at his front door. He is not a professional to deal with a scamer. Scamers buy your property then sue you for lack of disclosure. Realtors have insurance for this. So try to buy that policy they pay thousands for.
Anyway, I can apprecate what you say here, some is true but most is becasue you are angry at the world.
Mtmtreck - You're making that up. Scammers going through an entire transaction to turn around and file suit for lack of disclosure? And these scammers are targeting people who are uninsured? Doesn't make sense. Do you have examples of court filings of this type (ie public record)?
Prices in Cupertino doesn't seem to drop much. Will it ever drop enough so that the rent-to-buy ratio is reasonable?

Yes, I've done a lot of research on this and found that realtors think that statement is a load of crap. Realtors believe that their "services" are worth commission of around 6%. Try negotiating that down and they'll walk away. That's because they believe that they're necessary. A realtor won't show a home if he doesn't get a big enough commission. But as a realtor you should know this.
