Bank owned and they are asking $527,340 for a two bedroom on the flats in San Bruno? No side yard and up against the house next door? I am not sure what they are smoking.
The banks are smoking taxpayer money, liberally supplied and going up in smoke every single day.
i think the price is too high but $527k for that house in that area is a reasonable price relative to comps.
Valued at $450,900 per assessor re-assessment, probably the amount the bank foreclosed on (or thereabouts).
If you wanted it (I sure wouldn't) I suppose you can offer less knowing the above.

What an ugly house. $400+ a square foot in San Bruno? Wow. I still do not understand these California prices.

This house is pretty big. It's only limited to 2 bedrooms because it is not detached. The corner lot ought to give it some value. 1320 square feet is all on the top floor only.
It’s kind of tricky how to value the in-law. It appears there is another 900 sq ft 2/1 street level, albeit undocumented.
The in-laws here should easily rent for $1000/month for a 2BR (tenant pays utilities) if it looks good. It might go for $1200 if it's a fresh remodel with good taste. $1000/month will service about $180k of the mortgage.
I think in-laws should be factored in as to reducing debt burden (just a little bonus to the buyer). The house itself doesn't really sell for much more. It's a good chance for extra spending cash after monthly payments.

I sure wouldn't live there, I would rather live in my van down by the river :) I live on top of the hill in San Bruno now and I can sometimes smell the jet exhaust from the airport. This house is so close to SFO it problably gets that smell all the time. No thanks I don't want cancer.

just noticed lot size isn't shown in the listing. google map shows it's a half lot 2500sqft or 3000sqft (probably the former).
While I still think it's slightly overpriced, the positive side is it's pending at ~ inflation adjusted 1999 price.

Are you going to rent out the downstairs? If not, there are $300k range homes in this area (1 floor only), and plenty on the other side of El Camino. Not sure how you feel about that side of El Camino.
The family members prefer 2 story sunny & bright single family house level rear yard in the area at the westside , a few blocks off from El Camino Real.
Speaking of the other side of El Camino, I went to an open house a few blocks away this Sunday.
Well maintained, 2/2 in 1020 sq ft... $488K dropped to $466K on 4/1. Granted, there's a big difference between neighborhoods east/west of El Camino here, but prices are falling not far away.

Schleckbaum, I see thus pictures, it is really in very good condition, move-in well maintained property, right price, however I drove by last sunday sfternoon in the area, I haven't seen this one yet,may be I was over sight thanks let me find out , thanks appreciated
Yes it is pending again, cause it was pending in the very beginning, later on BACK On Market, then drop the price, then pending , well I will keep the eyes on this one too, because now the lender is tough, it is very hard get the loan........
I drove by, all signs off, I think that the property has been gone , so I must keep the eyes open for HUNTING to watch more houses in the area, questions? Isn't it that the market became the seller's market again...........???

Yes, It is very good dual $481,500.00 great property, it needs some remodel... right?
About the price it would have been in year 2000 or so combined with current interest rates. It's appears more affordable now than then.
