In the past 5 years I have taken my mortgage from $140K down to less than $25K I'll be paid off this year. Since I started slamming my Mortgage, the Insurance company has backed off and hasn't given me a substantial increase. They are nothing more than bully predators, they raise the insurance on those who they know can afford it least.
For about 4 years straight starting about a year after I moved in. They would send an inspector out, a bum really with no real credentials. Which a week later I would get a letter explaining why my Insurance was going up $500-$1K more a year. I would replace Electric boxes, ripped out window units and put in split ACs on my flatroof rooms in the back. It didn't mater they next year they would find a new reason. Finally after about 4 years of it, and about 5 years ago, they told me. No matter what they would always raise my insurance because I have more than 10% under flatroof.

They fucking know they'll never ever see another penny from me. If I had of had the money I have spent on Premiums since I have been here, sitting in the bank. Then when I got hit by Hurricane Irma I would have my roof fixed a week later. But because of the bureaucratic bullshit in dealing with the Insurance company, it took me over 1 1/2 years before my roof got replaced and all of the work was done. Which may have caused more damage, my roof was open with just the underlayment on it for over 6 months. That's not the insurance fault, but it's because the insurance company tried to lowball me and give me a check for $700 just to patch. The roofer company went to battle with the insurance company and fought to make them pay up for the full roof replacement which I needed. By then my roofer kept telling me, the white roof tiles I want are in high demand, and other reasons.
But had I been paying out of my own pocket and didn't feel beholden to the company that at least got the insurance company to do they right thing.
Then I could have fired the roofer for not being on the ball. I was in trades for much of my younger adult life, I know how they will blow off jobs, they think they can bullshit.

I would have had my roof done before the month was over had I paid out of pocket. I plan on dumping my insurance and will be glad to justify it to anyone. I'll just make sure I put in a comparable premium into a savings account for maintenance and upkeep. That way I'll fix what ever needs it without some bureaucratic body's permission.

Homeowners insurance is for Suckers. Especially if you own outright. But don't be stupid, you got to put that money away for when you need it.
