A land salesman, or as they call themselves a consultant.

One of the sales wiennie's at this development was trying to get me to buy some land. I understand that is their job, but the salesman seemed to be oblivious to the economy and market. They are programmed to say "it's a great time to buy" over and over again. :-(

Fuck Supras. A $25 Home Depot lock box works just fine. Love or hate Realtors®, they have a lot of rackets to fleece them of their money. Like a ton. Those things costs us probably $1-2k per year. No longer in the industry, so don't feel sorry for me.

Fact is those are no more difficult to break into than any other lockbox. It's simply to track the showing time from opening and returning the key. I can promise I've broken into more homes and lockboxes than anyone on Patnet. You'd be surprised how easy it is to get into most people homes. It's why I have 12 exterior cameras. Mind you this was for working and 100% legal when I broke into homes.

The action is still hot here in rural Chicagoland though. Prices are slowly stalling, but still selling quickly. People are fleeing cities and can work from home. So my area is still doing well even with the massive inflation.

One thing I realized this morning (random tangent). There's a ton of bus driver shortages. I don't know if it's all states, but legal weed I think is a massive issue. You have to get drug tested... These are $30-40/hr jobs that school districts are desperate for here in IL. Legal weed is awesome, but I do feel like certain sectors are put in a hard spot. I definitely don't want someone high driving my kids to school. I'd also like to side hustle for that easy money driving a bus...

I'm thoroughly confused with this economy.

Agreed. It's just easy money though. If you can combine it with a full time job, even blue collar, there's no reason someone cannot make $120k a year doing low intensity labor 50-60 hours/wk. The kids would piss me off, so I get that. Just tell them to shut the fuck up...lol. I'm kind of being serious. Kids need a dose of reality and not just getting spoiled or whatever they want.

Again, this is a tangent, but the fact is if you want money it's not too hard to come by.

I literally just gave one in my comment... In the current environment nobody wants to work. United airlines in Chicagoland is giving $10k bonuses for $25-30/hr to baggage handlers. Is that retire early or fuck you money, no. But you can make above average money with a HS diploma? Absolutely. Plus perks of free flight.

My wife sells, but has construction crews. They're desperate for hires. IL pays prevailing wage and has overtime laws. They generally make $90k per year sitting and driving in a truck and most don't need a CDL. Low level manual labor if any. 3-4 months off collecting unemployment bringing the total to probably $110k and most have trucks and plow and shit in the IL winter. Some of the guys didn't graduate HS.

Caveat is the schedule is generally not flexible in some of these roles. You can make $100k rather easily depending on your family situation. I've shifted to part time because my wife can make $300k. So i'm the kid dad and bring home the vacation and mortgage income. The rest is funny money and retirement investment.... and fucking taxes....

Public works is a low barrier of entry. My neighbor friend was a locator (gas, electric, etc. buried lines). He was getting $17/hr previously. Now got a job with a village for $30/hr. Just applied for a job and WILL get it for $50/hr. No college. Benefits and pension. Again, hours are generally not flexible, but it keeps the bills paid and when you have time off you have money to enjoy it.

If you're a dude there is work 100%. A woman has it harder since they generally cannot handle manual or physical labor. Hell even people that didn't get degrees and get technical training can make bank. My buddy is making $150k with no college degree and learned coding on his own. If you're lacking money or wondering how to get work it's more of a confidence thing in my opinion, at least currently. Businesses and government are desperate for employees. They'd hire a dog if they got 25% of the job done....

Odd. Listing realtors will keep a log of everyone who sees the house while it is under the listing agreement. The typical contract has a provision where if the seller sells to a buyer who saw the house during the listing period, the seller still owes the commission. This post listing protection usually is a year long. That provision is especially enforceable if the buyer was brought in with a buyer's agent.

In the past, I have contacted a buyer before he lists and made an offer. However, the buyer thinks he will get a higher net price if he used a Realtor, so when he lists, I have my name added to an exclusion list. That way I can buy when the listing expires, and no commission is owed.

That seems to be the problem young people. People willing to leave the familiarity of their hometown, live cheap (room of a rented house with a roommate), and work 60-80 hours a week at some job that actually needs doing will do fine, assuming they read/write/speak English and are legal.

Some people are idiots though. We got a dual agency deal on a $2.2M home at 6%. That one alone paid all expenses and my salary for the year. Maybe spent 8 hours on it marketing and showings...

Basically. With the internet you can find a house just as easy as calling a buyer's broker. Just tell the listing agent you don't represent me, I'll let my attorney handle it. No commission on the buy side of the HUD.

The listing agent will try to sell you on dual agency. Tell them to fuck off. You 100% cannot represent two people in the same transaction fairly. They know it too. They just hope you don't. They'll (listing agent) will tell you they're cutting the commission to 4% from 5% and getting you a lower price. It's a con. And it's legal somehow.

As a buyer YOU have all the leverage. Whether the HUD shows the seller paying commission, YOU are paying the commission for both sides. You are the one with the money. No one gets paid if you don't buy. Hence why I'd go direct to the listing agent, not agree to dual agency. They'll get the deal done 99% of the time to be done with the listing. Listings are where the $$$ is at, but sellers are a fucking pain in the ass deal with.

15 years of my life with people bitching about why their house isn't selling. You didn't fucking listen. Biggest mistake is pricing high and/or not keeping a clean house. From their (god dammit - there) (edit) a horse could sell a house. It's not complicated. Ugh... giving me flashback zzyzzx. Damn you.

Car sales, furniture sales, - as a consumer your goal is to get the item at the least possible cost and as a commission earner your goal is to make as much money as you can for yourself even it that means being unethical, not that such a thing would ever occur

A real estate agent once told me, "I didn't create the system". I guess this is how he justified his actions. In this business, most of it is lying/rip off/fraud and this is what is distinct about it.

Why do that? Just say you will not buy the house unless the price comes down to X. Then each realtor is looking at either 3% of the lower price or nothing.

I thought the meaning was obvious. A woman who falls on hard times but pulls herself up even with "demeaning" jobs like stripper, Keno Writer, sewer cleaner and the like, is more deserving of respect that a woman who uses her child as a meal ticket for an idle life.

1,000%. I'm an angry dude, but I HATE my SIL. I'll be cordial with her unless she gets out of line. She did one time and I physically had to put her in her place. Love my nephew, but she gets free food, rent support, child support, dependent tax write offs, etc. She knows the game. AND we take care of her kid. I'm glad we're able. But 6 fucking DUI's.

Not with kids in the car but I'll have a couple beers nightly and more on the weekend. And yes, I've driven. In 24 years or so of having a license, ZERO DUI's. Two speeding tickets when I was young and dumb. 16 and 18. I can't comprehend how a person can get 6 DUI's. Then gets child support from the government because baby daddy is in prison. She makes up for her fuck ups by spending $150 on a pair of Jordans for a kid that will wear them for a year. I wish I had knocked her ass out in the aforementioned physical altercation.

Don't drink and drive.

If you killed somebody, you'll want to kill yourself. Just don't bother with it. Sleep it off in the car, or take a taxi, or walk. Imagine if you caused an accident, or even were just involved with an accident that wasn't your fault, and a child died? If you're intoxicated, you're fucked either way, and even if the accident isn't your fault, you could have possibly prevented it if you were sober.
