Overly simplistic analysis based on market behavior since post WWII.

The bigger and more subtler problem is that your avg. American has been getting poorer since the late 70's/early 80's despite working as hard or harder as he ever had. This is because wages have stagnated or even declined as labor has lost bargaining power with capital and we have transitioned to a service economy where most jobs are low paying and unspecialized labor.

At the same time retirement funds have been severely depleted or wiped out entirely by 2 back to back bubbles (.com & housing) in the US. So the older generation cannot fund another boom or bubble as their retirement. What little money they do have left will be wiped out by the costs of healthcare which even if they went down, and it won't since the best that can be hoped for is a large decrease in the rate of increase, would still be too expensive.

The younger generation is hamstrung by high college debt and the near unavailability of decent paying full time entry level jobs. They can barely keep food on the table even while living in their parents basement with the McJobs they can get. Those jobs also have no real opportunities for advancement either and often have little or no benefits too. They are the age group that normally buys those starter homes and many of them are now into their mid to late 20's, even early 30's, and still have no ability to get a house. Nor likely will they ever, short of inheriting their parents house of course.

None of that is going to change either any time soon.

Indeed the best we can realistically hope for is that we don't get another recession, which is optimistic to say the least. The US tends to get them every 7-10 yr and our economy is no longer so big that we can easily weather an economic shock from foreign economies if they go into recession too.

We're probably going to continue to along a path similar to what Japan has experienced following its big bust in the late 80's since that is the path of least political resistance.

Sadly for Japan it looks like the demographics bomb (too many and eventually more old people than young people, olds start collecting on their retirement money to live off and eventually need more and more healthcare, *boom* goes the economy) is going to go off before they ever really reach a solid recovery despite a redoubling of efforts on their governments' part lately. They've been throwing money like mad at businesses and the rich to start development programs but none of that money is trickling down to raise worker's wages.

It never could of course, as we Americans learned from Ronnie Raygun in the 80's, trickle down economics never works.

You are aware, bgamall, that a disproportionate number of Jews worked at Cantor Fitzgerald, including a guy I went to college with, and all those people perished? Daniel Lewin, CTO of Akamai Technologies, and a former member of Sayeret Matkal of the IDF special forces, was one of the first people killed on AA Flight 11, as he took on some of the hijackers, right?

One would think that if there were a big conspiracy, that Cantor would have closed down, and Lewin especially would not have boarded that flight.

I don't think we know the whole story on the 9/11 attacks, but to propose the Israelis were behind it rivals birtherism. You just lost any credibility you have by posting clips from Russia Today and Faux News.

Even Matt Taibbi, one of the biggest critics ever of US policies, says most 9/11 conspiracy theories are rubbish.

Economic cycles are circular, but there's a difference between short cycles (bubble/recession) and longer term civilization cycles where government policies have long term and lasting effects on a population that wind up affecting the economy in a big way and lead to collapse or government change.

I don’t see interest rising in near future. More likely will drop to 3.5-4% on 30y fix. Federal budget debt is not helping at all. Only a small percentage of people received rise in jobs. Most salaries are stagnating for years. Job creation is way, way bellow needs, keep employers in driving seats so they can terrorize and ride on workers as much as they can, with danger of being fired. 1% is not interested in opening new businesses, lack of incentives. They just look where to park the money or buy existing business.

Post no proof? I and others have responded to everything you post. You simply ignore facts. Random dust and debris being forced out of the building by downward pressure are squibs to you. Confused eye witness testimony by a couple of firefighters at a location unconnected to the point of collapse is absolute proof to you. Lending standards were loosened, not to levels seen during the bubble but quite a bit still. The big difference was on allowed DTI's and down payment which was lower than what was normal before I'd say 2000 or so. Basically most everything was a 20% down/30 yr loan with a DTI of ~33% + a decent credit score. These days 5-10% down on a 30 yr loan with a DTI of 40% + lousy credit score is the norm. 2nd's are still not unheard of either.

Also the govt./Fed pushing and keeping rates artificially low has an effect too. If rates were to rise to the approximate historical average of ~5% it'd probably be terrible for the housing market.

Since you don't appear to have understood what I said or read the links I posted here is the short(er) version and answer to your questions: supply and demand matter but so do the amount of money and cost of living of your average American. The income your average American has access to has been going down while the cost of living has been going up. That is the continuing long term trend and there is nothing you can point to reasonably and say, "this will fix that problem". Therefore housing prices will be suppressed for some time to come.

Now they've already loosened lending standards quite a bit, too much IMO, and if they try to do that any further they'll have a bubble on their hands and they know it. So you're probably not going to see lending get much looser so there can be no "fix" from that angle either.

You've posted lots of data that is in of itself good and reasonably accurate but you're also ignoring other information too.

You're not looking at the whole picture in other words.

Home prices have been responding to the banks/govt. efforts to reinflate the housing market by having a echo boom but now those efforts are falling flat. They'd have to continue loosening lending standards or find a way to reduce rates further to keep the boom going.
