I find the deleting of Mr. Right-Left-Wrong's post's surprising too. I hope it isn't because of a bullish slant, that would be very wrong. I certainly have never thought of you as a troll.

Thanks for the post. I have liked a lot of what you have had to say and I think your imput is valuable. I guess a lot of us got a tad angry, and like Surfer-X said, maybe there should be a post asking why we're all so angry about a housing market?

I have noticed a change in tone when I talk to people about the housing market. I mean, it's really noticeable. For the last couple of years whenever I told anyone that I was a renter, I usually heard comments like "Oh, why don't you buy?" And of course, everyone's favorite "You really should buy in or you're going to get priced out."
Now, whenever I say I am renting and waiting the market out for another 2-3 years, every person I talk to now says "Oh, that's smart in this market." And I'm also hearing a lot of comments like "My cousin/in law's/brother is doing the same thing."
Maybe the tone has changed more dramatically here because our market is likely to go down before the BA, at least I think that is going to be the case. Actually, I'm seeing anecdotal evidence (like the story I posted earlier) that prices are already declining here. And there isn't any sentiment among people I'm talking to that the market is going to rebound in the near future.

While I like the Pacific Northwest in general, I am a bit concerned over your infrastructure standard in the earthquake-prone zone. As far as I can tell, most of your structure built up there (including Seattle) cannot stand well in a >5.0 earthquake. It is not unlikely that you guys will see a BIG one in the near future, some scientists pointed out that you are long overdue.
Apart from that, Pacific Northwest rocks.

Btw, I posted an almost identical thread to Ben's latest ("How Would You Fix This Housing Bubble?") called "Bubble Reform" back on August 10th.
I really can't think of a single time when I've thought Zephyr ought to be deleted. I can handle argumentative. It's outright insults that one has to draw the line at, simply for the sake of sane discussions. But to delete when you disagree with someone is wrong.

LMAO. It's good to have some humor amidst all these discussions about immigration. I think a lot of the comments are meant seriously, but sometimes it's hard to tell if there is veiled racism or if too much is being read into the remarks. Either way, we've all begun to take too many of the comments waaaaaaaaaaay to seriously. Thanks for lightening things up.

What kind of social impact do you think there has been by the bubble? Are people any different because of the wealth effect? What about the social impact on people who have not bought into the RE market? Do you think what we are seeing is predictable human behavior that will occur again in the next bubble?
