I can't make my mind up about this. On one hand, planning would require too much intellectual effort and coordination for it to remain secret, and usually simpler explanation (stupidity and desire for power-grab by local politicians, and limelight for researchers who tell us to panic) is right. Then again, think how elites would be able to justify bailouts of people who were bailed out 10 yrs ago if not PANDEMIC! WE WILL ALL DIE!

Interest rates are zip, which might shore things up for a bit, along with a pool of desperation buyers waiting in the wings. In my main neighborhood, the values have increased recently and a couple of houses have sold. It takes time for real estate and finance to digest these things, but if prices don't drop quite a bit over the next year I would be surprised.

Yeah, Nerdwallet shows a national average of 3.2% for a 30 year fixed rate mortgage. I was fortunate to get a 3% rate for my mortgage back in July 2016. I can't see the mortgage rates getting any lower than that for banks to be motivated to lending money, unless we get negative interest rates such as for the 10 Year Treasury Note like Germany has.

DR Horton suddenly has dropped its price of Hathaway Townhomes (3 bed/2.5 baths/1 car garage) from $220,000 to $203,000. It also has converted a townhome community in nearby Lynn Haven, FL to a rental community instead of trying to sell their townhomes. They are asking for $1800 a month for the same style and size townhomes as Hathaway Townhomes. I don't know if DR Horton thinks its more lucrative to rent than sell their townhomes.

The townhome rent of $1800 is a lot more than the expect monthly cost of $1300 (i.e., $850 for mortgage, $250 for HOA fee, $125 in property tax, and $75 for insurance)
