A land salesman, or as they call themselves a consultant.

One of the sales wiennie's at this development was trying to get me to buy some land. I understand that is their job, but the salesman seemed to be oblivious to the economy and market. They are programmed to say "it's a great time to buy" over and over again. :-(

Never get a buyer broker. Just go straight to the listing brokers. They'll get their 2.5-3% and tell them to fuck off on dual agency. They'll take the sale 9 out of 10 times.

Some people are idiots though. We got a dual agency deal on a $2.2M home at 6%. That one alone paid all expenses and my salary for the year. Maybe spent 8 hours on it marketing and showings...

Basically. With the internet you can find a house just as easy as calling a buyer's broker. Just tell the listing agent you don't represent me, I'll let my attorney handle it. No commission on the buy side of the HUD.

The listing agent will try to sell you on dual agency. Tell them to fuck off. You 100% cannot represent two people in the same transaction fairly. They know it too. They just hope you don't. They'll (listing agent) will tell you they're cutting the commission to 4% from 5% and getting you a lower price. It's a con. And it's legal somehow.

As a buyer YOU have all the leverage. Whether the HUD shows the seller paying commission, YOU are paying the commission for both sides. You are the one with the money. No one gets paid if you don't buy. Hence why I'd go direct to the listing agent, not agree to dual agency. They'll get the deal done 99% of the time to be done with the listing. Listings are where the $$$ is at, but sellers are a fucking pain in the ass deal with.

15 years of my life with people bitching about why their house isn't selling. You didn't fucking listen. Biggest mistake is pricing high and/or not keeping a clean house. From their (god dammit - there) (edit) a horse could sell a house. It's not complicated. Ugh... giving me flashback zzyzzx. Damn you.

Nice thought however your % may be less than what they can game you for.

Car sales, furniture sales, - as a consumer your goal is to get the item at the least possible cost and as a commission earner your goal is to make as much money as you can for yourself even it that means being unethical, not that such a thing would ever occur

A real estate agent once told me, "I didn't create the system". I guess this is how he justified his actions. In this business, most of it is lying/rip off/fraud and this is what is distinct about it.

Why do that? Just say you will not buy the house unless the price comes down to X. Then each realtor is looking at either 3% of the lower price or nothing.

1,000%. I'm an angry dude, but I HATE my SIL. I'll be cordial with her unless she gets out of line. She did one time and I physically had to put her in her place. Love my nephew, but she gets free food, rent support, child support, dependent tax write offs, etc. She knows the game. AND we take care of her kid. I'm glad we're able. But 6 fucking DUI's.

Not with kids in the car but I'll have a couple beers nightly and more on the weekend. And yes, I've driven. In 24 years or so of having a license, ZERO DUI's. Two speeding tickets when I was young and dumb. 16 and 18. I can't comprehend how a person can get 6 DUI's. Then gets child support from the government because baby daddy is in prison. She makes up for her fuck ups by spending $150 on a pair of Jordans for a kid that will wear them for a year. I wish I had knocked her ass out in the aforementioned physical altercation.

If you killed somebody, you'll want to kill yourself. Just don't bother with it. Sleep it off in the car, or take a taxi, or walk. Imagine if you caused an accident, or even were just involved with an accident that wasn't your fault, and a child died? If you're intoxicated, you're fucked either way, and even if the accident isn't your fault, you could have possibly prevented it if you were sober.

I think they mean that if they are using a buyer's agent, their buyer's agent realtor's commission should be based on how much of a discount they can get instead of a set % of the sales price.

sure.

works if selling agent is a greedy bastard motivated by commission. easy to find out in conversation.

they get 2-3% commission as buyer agent. common in CA is 3/2 split lately. or 4.5 if they represent both sides. offer them higher % on anything saved over target price being top commission so they will be incentivised by you.

for example its listed at 220k. if you offer barely a 6% cash commission on saved from list price and you get it for 190, saving you 30k (minus 6% of 30k to pay out upon sale).

Got pulled over twice while drunk when I was in my 20s. Got let go both times. I had the same line both times. Can you guess what I told the officer to get him to let me go?

The second time was a real wake up call, I don’t do that anymore. Not more than one drink anyways and that with dinner. Mostly, these days, I don’t drink.

I've known a few VERY BAD real estate agents, as well as attorneys. Have you ever met an attorney that won't twist the truth, lie and connive in order to 'win' their case?
It happens all the time.

Believe it or not, I've known some honest real estate agents. I've also known a few (very few) honest attorneys, which, IMO, is even more shocking.

Patrick had a thread that stated that there are Doctors out there that will kill you if they can make money off of that. And guess what, there are Doctors out there that will
kill an innocent baby as it emerges from the womb ... all for MONEY.

6% of $30k is about $1,800. $220k - $1,800 = $218.2k.

These are all NPC robots and they are dangerous and insane. I think ultimately, it's the Federal Reserve central bank that controls them, but they have no convictions or principles, they just follow orders. From teaching children critical race theory, to overthrowing elections.
